Property Releases and Selling Photos

Stick with me on this one. I do a lot of photography at amusement parks. Mostly of roller coasters. Whether it be abstract, straightforward, whatever - I like photographing rides at parks. Lately there has been a great deal of interest in my photos. To my understanding, I am on private property photographing rides which are most likely covered by some sort of trademark (logos, etc) therefore I cannot legally sell my coaster photos. However I've searched MANY online stock photography sites and all include some kind of roller coaster photos. In most cases it is clearly stated that a property release is not available and that the purchaser of the photo must obtain one before using the photo. If this is the case, how is it possible to sell the photo in the first place?

Or to sum it up, why can I sell my photo to a commercial company without a release and leave the obtaining of releases to them, but can't sell my photos to interested individuals without my having obtained a property release? Why is one form of profit from an image ok, but the other not?
