Selling Photo Rights

I have a couple of painters interested in purchasing rights to some of my lighthouse photos. Does anyone have suggestions regarding pricing and what type of contract should I be thinking about - limited usage, one-time usage??? Are there any sample contracts online that I could review?
Thanks.

Why would you want to sell the rights to the images? What are they planning on using them for? You are better off with a limited useage agreement which allows them to use the images for a specific purpose for a specific period of time. Once you sell your rights you can no longer earn money from the images so whether you sell them or agree to allow the artists to use the images you need to be well compensated.
